Today we’re reflecting on 2020 Finally it’s the last day of what’s been an awful, yet interesting year, and Rob & Rob are finishing it off by reflecting on 2020.  It’s definitely been one of the hardest years to invest in property but that doesn’t mean it’s been completely impossible. Hello everybody and welcome to the property podcast a special episode this week

Rob and I are being reflective. Yes, it is New Year's Eve.

It's the last day of a year, the last day of a year that most people, I think if we're on it, will be pretty happy to see behind them.

So we're just going to spend a little bit of time reflecting on what 2020 has been like for us, us as investors, us as business owners and us personally.

And hopefully there'll be something in here that will strike a chord with you or that

you'll find moderately interesting, but if not we get to spend a little bit of time talking

about ourselves. So I see this as a no downside scenario.

So let's start talking about our favourite subject Rob, ourselves.

A property investment for anybody, not just ourselves, has been challenging this year.

And we've both completed on properties this year, and as expected, that was a nightmare.

Yeah my challenges weren't actually COVID related.

It was the normal rubbish that you get when you're buying a property.

The nature of property is that it comes with challenges and they're going to pop up somewhere at some point in the process.

In my case the property that I bought ended up getting flooded just before completion.

So there's a load of agro sorting that out and it delayed being able to get a tenant in there and actually generating the income from it,

which by the way is why you don't stretch yourself too far when you're making a purchase.

But I consider myself lucky to have swerved any specific COVID challenges because I know

that you suffered from some of those Rob and just trying to get

transactions through this year with lenders having reduced capacity and solicitors trying to adapt to working from home

just seems to have been an absolute nightmare. Yeah solicitors just disappeared.
