Hello and welcome to the Prompty Podcast. It is episode 82 and Rob B. With me as always is Rob D. Good good evening wherever you are thanks for

joining us yes thank you very much we've got what appears on the face of it to be

another Moni episode today must be the day's starting to draw in bit. I don't know what it's doing to us.

But yeah, the dark side of property investment is what this one's called. But I don't think it will turn out to be that

Moni. I think it should be hopefully enlightening instead and we did an episode recently on

property investment room 101 which we thought was just us moaning for 20 minutes but

apparently people really enjoyed so hopefully you'll enjoy this one as well

also lots of news, lots of resources, all the usual.

Okay and as per usual we always start with a news piece and this week we're looking, new rules for letting agents.

So as of October 1st, let an agents now have to be, by law,

so this is no longer optional,

have to be signed up to a address scheme from today.

So a redress scheme, maybe the property on the husband for example.

All Latin agents from now should be part of that scheme. So if you're looking at a Latin agent, make sure that they are part of one of those schemes because really they should be anyway well in advance because it's easy for them to do and it protects you. So if they haven't already, that's worrying.
