I literally put every single dollar that I had and other people's dollars that I could raise into flips, right?

And that's honestly what built my wealth.

Like I was already like doing well before but I took advantage of that time because I understood it was that time and it paid off tremendously.

And the reason I'm telling you this is because there will be another time where things happen and at the time this is this is also very, right? So let's say before, this is pre-boom, right? If I'm buying a house for 150 and the

ARVs 220, it didn't really make sense right there wasn't enough spread

But during that time I was like it does make sense because this 220 is going to be 250, 260, 270 in three months and I took advantage

of that where other people would literally call me and they're like, hey, like I saw you bought this house for this much.

It doesn't make sense.

And I was just like, oh, well, see, I'm just trying to test things out.

But what was happening is I was just making so much money because I was, I understood

what appreciation was, right? Yeah. So I will say I got rich during that time, right?

And then what happened...

So jealous.

So jealous, right?

And then what happened in 2022, interest rates started to go up, right?

And I knew that I had to stop. I knew I was like, okay, now that the market has changed,

I can't do what I was doing. I will give back all the money that I just made, right?

So I immediately stopped and I start dumping my properties. I canceled escrows. I start wholesaling some of my deals, I list my properties incomplete on the market.
