| 0:16.0 | A flipping strategy that I've been doing more and more lately is a technique I've coined the takedown method. |
| 0:22.2 | Now, as simple as I can describe it, the takedown method is when you buy a property off market |
| 0:26.3 | without a predetermined buyer, and then without doing any work to it, you immediately list it |
| 0:31.8 | on market and resell it for a profit. There are three primary reasons why I'm currently doing |

| 0:37.6 | more and more. First, it's easier and faster than traditional fix and flip because you're not rehabbing. |
