Housing and markets still haven't crashed, and it's because people at the top are still spending money.

Yeah, we're going to dive into the K-shaped economy because that's really what's happening right now, right?

Yeah, you know, a lot of people are feeling squeezed right now, but really the people with the money are running the economy.

Yeah, one group is clearly doing just fine and the other not so much. Yeah, you know, because you have to think of the people that are doing really well right now. It's not really on wage growth. It's more on how the stock market's performed, how the real

estate market has performed, their home equity rates rising, and also their low interest rates

that they locked in prior to 2021. And then you have the other group where rents going up,

wages are stagnant, inflation is going up, credit card bills are rising, and they're really

priced out of getting ahead or buying home. So that's kind of this, you know, split in the economy

that's happening. Yeah, that's why they call it a K, right? Because one part of the economy is going

this way, the other part of the economy is going that way. And it's seriously, there's,

there's study after study and paper after paper on this's seriously, there's, there's study after study, um, and, and paper after paper on

this exact issue. It's the, I guess another way to say it is that the middle class is getting

wiped out. Yeah. And you're really seeing it largely with housing, right? The space that we work in.

Um, because you're having people that are buying

second homes, they're buying investment properties, they're leveraging the equity that they have

through home equity lines. And then you have people that are stuck renting, living paycheck to

paycheck, and there's really not a path to ownership. And that's why, you know, housing is really getting focused on with all this.

But it's really not a housing issue.
