Why would a seller sell their house to you subject to or with seller finance or maybe one of the other creative finance strategies that we've perfected over the last 10 years, lease option, wraps, novation agreements, Morby method, things of that nature. Why would

they sell their house to use subject too? I mean, after all, they're keeping the mortgage in their

name. There's still some liability intact. So, unfortunately, my whiteboard is way too small

for this because there are literally hundreds of reasons why a seller will sell to you subject two.

Let's go through subject two reasons.

Now, I want you guys to remember a couple of things.

Number one, subject two and seller finance are dramatically different.

There are different structures and these are completely different sellers.

The seller who is selling their house to you subject to has completely different reasons

and different motivations than the seller who is selling via seller finance. Typically a seller that is

selling via subject two has pain. Typically a seller who is selling on Subject 2 has pain.

Typically, a seller who is selling on seller finance

has a desire for gain.
