Before we get to Jay, let's talk H-O-A-A-S for a quick second. This story came to my inbox via the Washington Post. Under the headline, in this subdivision, lawns must be mowed but what about meadows?

Apparently a couple in my county, Laudown County Virginia, Western Western Loudown County. I believe, not that I'm bragging, the

richest county, the highest median income county in America? Is that possible? It ain't me, I'm just a

humble radio host who's trying to get a podcast going so the day that I get

fired I've got you know something to eat food with but there are there's

some stupid estate money in Loudoun County and there's also some bigger property lots out west the

further out west you go like the one I'm on the monogamous compound 10 acres with a football field and a target green and a t-box or two or three.

Sand trap maybe here, there. Not a a pool not a pond please God don't let me get

either one of those even though I've thought about both I'm like hey man I get
