So what we're talking about today on this live show is probate.

How to find these probate properties, not even not even probate, how to find these probate properties,

not even probate, pre-probate.

We'll get into that in just a second,

but inherited properties, properties that go through probate,

what is probate, getting the, like really,

whenever I thought about probate, it was like a mystery to me.

I didn't understand what was happening. I didn't understand what, why the courts have to get involved with property ownership and what happens here. The fact is most people towards the end of their life, what they do is they either sell their property to get the, the built up equity and appreciation that they have in there for living expenses.

And they don't like just pass away owning real estate, most people.

Or they pass away and there's somebody else a spouse or somebody else that they've deeded the property

to that's within the family that owns the property. And so it doesn't have to go through

the court process. But sometimes unexpected deaths, sometimes people that just don't have

family members that they can deed the property to. Some people that just don't even family members that they can deed the property to. Some people

that just don't even know what the process is, that's what ends up in the hands of the

probate courts. And what probate courts essentially do is they just make sure that there is

a personal representative that is responsible for taking the ownership of that property.

And then if there's a will, if somebody wrote out a will that we all kind of know about,

we all are kind of familiar with, as you get older in life, you start putting together your

wills and start putting together what you want to do with the assets that you have.
