it's always Christmas in our hearts, though, Robert. Anyway, let's get to the Valley View thing.

I know that there's been a lot of ink spilled and segments burned already, but as somebody that

sees how the sausage is made in the city of Dallas up close, how do you view this from a

city of Dallas perspective?. How do you view this from a city of Dallas perspective?

Well, I guess I would caution everybody and say this. Everybody keeps saying the Mavericks are going to Valley View. I don't think there is any universe in which we can say that that is a certainty.

The agreement that they have made that the Mavericks have made with Saratage,

one of the numerous owners of that land at Preston and LBJ and Montfort,

in their public filings, as we reported today as well, says that this is what the

Marricks will pay about 170 a month.

They have the options at the end of 2028.

And I think the option payments double at some point.

But as it says in that public filing, which was made to the SEC, there is no guarantee that this will end with the Mavericks buying that land.

So I think we have to think about this is, and many friends of real estate have been saying this to me over the last 24 hours.
