Hadn't done any of the stuff they talked about in over 10 years right like the game look at this year for example, from 21 to 22, the game changed.

And if you don't have people that have their hands on the pulse of what's happening in real estate,

then you're not really learning from a real great educator.

Great educator in my opinion is active in the market and real estate market changes every six months.

It's like there's a refresh or a change or a pivot.

So if all you want to do is learn how to skip trace and cold call then go on

YouTube. Yeah, but if you want to learn from somebody who's actually

building a business actively in an environment yeah that pivots every six months

then you got to have a real mentor right so one day I get this

weird this is probably six years ago something like that I get a lead and the cell is back when I didn't have a team doing

all my acquisitions now we do to this day. You met my partner Cody this morning he's

here with us as well. This is before I met Cody and I get a call, seller is in Colorado, I'm in Phoenix.

The house he's selling is in Phoenix. It's a piece of direct mail I send out. We find his address where he

lives. He calls him and he goes I want to sell the property but I will sell the

property to you only if you physically come and sign the contract face to face with me.

And I go, okay, all right, no problem, I'll send a mobile notary.

He's like, no, no, no, no, I didn't say mobile notary.

I said the man that I'm doing the deal with

better get his ass to my house and sign the contract or else I'm not doing a deal

with you. I'm an old school guy and I go, I can respect that.
