But we bought me and my husband we've been going to tax tax sales for five years and we go south because that's where he's from my husband's from foresight Georgia and it's easier to get deals outside of the city of Atlanta so you and he his high school friends know that they work for the city down there so we get the list we go through the list and we we buy lands and we buy deals are we'll buy like a trailer but the thing is not about the trailers about having the land and knowing that it already has what connected power a water source things that

you don't have to go in infrastructure you can just tear down the trailer and build up which is what we did on one of the first properties we built it was a trailer there but it was easy to navigate because all the connections were already there

give me some numbers so the land itself costs us $7,500 to build the product and what was that it was in foresight Georgia cost us $7,500 we got that tax sale and that was the tax sale we closed that in 2017

okay and so after we got the land we waited like a couple years and we started to build on it we built on it three years ago

took us about 60,000 65,000 you ever take to build the property we sold it for 200 and 4,000 oh wow

hey you don't get none of that in Atlanta I can say you can Atlanta has deals but when you're starting out start small

because now you're starting small now I feel like I'm confident enough to do a big deal because the cost of land costs much more

but the returns are greater in Atlanta too so if you see some land in Atlanta it's gonna cost you maybe 300,000 in the city of Atlanta

but if you get the land for 300,000 you have the right builders the right suppliers the right connectors

you can build the house for 300,000 and then you can sell the house for 1.4 million you can make your money back

see that's the point that's why I at this point in my career I'm still selling but like I said I don't know

how long because I'm really loving the development side you take a bigger risk because what's your

risk in as a developer is am I building a product that five months from now when it's done let's just

say on average really six months from now when the property is done are we going to be in the market

where they're going to pay this purchase price I need them to pay in order for me to make my property
