Yeah, it's great to have you with me once again, just me this week. Roger takes a well-earned break

and I have a chat with longtime friend of the show, one half of the genius property hub duo,

Mr Rob Dix, about his new book, The Price of Money. I think I went on something like episode 4

of the property podcast. It was really early on, might have been 14s only, because then really

it was just me and Rob and Rob, we were pretty much the only ones doing any podcasting in any kind

of investment space. And I definitely piggybacked on their success. I mean, Meaningful Money's

done pretty well since then, but the property podcast has just gone meteoric. It is the UK's most

downloaded investment themed podcast and they've launched numerous businesses off the back of it,

and it just couldn't happen to nicer guys. I love those guys to bits and it's amazing to see

our sort of respected journeys, which we talk about a little bit in the conversation. But the links

Well, this is a real delight. It's my pleasure to welcome back, long-term friend of the show,

a property hub, superstar, the property geek himself, Mr. Rob Dix. Welcome back, my friend. How

you doing? Thank you. Great. It's been far too long. It's really good to catch up again.

It really has. And we were chatting and you were telling me about the new book. So that's going to

be the sort of the crux of our conversation today. But just for those of you probably the about

half a dozen people listen to this, you don't know who you are. Do you want to just give us a

bit of backstory? Yeah, so my co-hosts and business partner, Rob Benz, have been putting out

something called the property podcast for 10 years now, which I think you've been doing it for
