humbled to have you here and I appreciate you being here man. I like we talked about before we hit record, everybody has a story and our passion is to help them tell it.

So with your permission, what we're going to do is we're going to start with where you were born and we're going to go through your life story all the way up to today and then we can talk about anything that you'd like to talk about. I know you're the head of legal affairs for the California Association of Realtors and I'm just absolutely honored that you made the time to be here with us.

am this is a great experience for me and hopefully I can help you know with what I have to say

but yeah I am the chair of Legal Affairs for the state of California, the California Association of Rolters next year, and last year I was chair of their risk management and consumer protection forum. And so I've just been honored by them. I don't know why they picked me. I always kind of figured that they must have picked somebody else and then they couldn't show up so then they called me and said, can you sit in for them and So you're the people.

Yeah, but it'll last all the other meetings, right?

And so apparently I present well.

born in Brunswick, Georgia, St. Simon's Island, Navy family and dad was a Navy guy he was in military intelligence so I really don't remember a lot of him in my early days. I left home when I was 14 so I was very young a lot of people surprised to hear that in that area.

No, no, no that was where was Phoenix Arizona, Scottsdale Arizona.

So we moved. We're Navy so you know all over all over the place. So
