0:31.0	New data shows mortgage rates are at their highest since the fall of 2022 and applications
0:36.0	to purchase and refinance homes were down 31 percent and 45 percent respectively year

0:41.8	The average 30 year conforming mortgage is approaching 7 percent but pairing this with other housing
0:47.2	data recently we've seen in March that home sales were up slightly year over year.
0:52.2	Asset it seems like homebuyers cannot get a break here.
0:55.1	We're still chronically underbuilt in the US housing market.
0:58.7	We have ready and willing homebuyers but prices have remained stubbornly high in a lot of
1:04.2	markets and there's no relief in sight on the financing front.
1:09.1	For anyone that is not interested in buying a house right now this is really a rates

1:16.1	We haven't seen them sustain around 7 percent in about 20 years but as we back out from
1:21.4	housing and we look at some of the other parts of the economy you would expect high rates
1:26.2	to have these follow on effects and Asset it doesn't necessarily seem like we've seen
