You've shared with us a little bit about some Dispo strategies in the changing market that we're in and it was awesome. We'll put the link below. But you told me this last night too when we were at dinner and I want to deep dive on this strategy that you're doing right now. And it's not a new strategy. It's been been around for a while but it's really working well

and and what i love about this strategy you're doing to dispo your wholesale deals is you guys are

dispo you're doing all of them but this this right now, so as of this recording,

these massive numbers and then you tell me this one way of Dispo is actually giving us the best

results and we're still doing all the other ones, but this one's getting us best results now you got my attention like i want to i want to know about this right and so tony's going

to share this with you right now on this call and it's regarding you get the contract right on

acquisitions they get their deal it gets handed off now to tony Dispo because he's over Dispo.

And now Tony's job is to find the best highest paying cash buyer for that deal, right?

And so you're now saying, okay, well, of all the methods, if I can list this property on the MLS,

and we're going to do that with a flat fee because I don't want to pay a commission and give away 3% to an agent when I just want to get exposure. So the idea behind this is like thousands of eyeballs now because it goes out publicly on the MLS. But this is not a novation. You could do that, but it's not what you're doing. It's not what we're talking about. And it's not a resell. So you're not doing a whole tail where you buy it, resell it. This is still an assignment. Yeah, it's still an assignment. So I've got questions around the mechanics, but first let's talk about how are you structuring these to be able to do them as still an assignment? What's the key things that happen? So the key things that happen is we, so we still go through our entire process.
