All right, so one of the first questions that's asked often about co-living is, are there

any special zoning considerations that we need to keep in mind when we are acquiring a new co-living is, are there any special zoning considerations that we need to keep in mind

when we are acquiring a new co-living home? So there is no specific zoning for co-living. You can

have regular single-family zoning. I wouldn't be worried about looking for commercial zoning or

multifamily zoning. Again, single-family zoning is absolutely okay. What you do want to understand

and look into is the city ordinance on how many unrelated people are allowed to inhabit one

single family home. Every city is going to have a different number for that number of people

that could occupy the property that are unrelated. For example, in Phoenix, Arizona, the ordinance is six unrelated people can inhabit one single

family home at a time. What that means is I'm allowed to have six bedrooms and six bathrooms

without needing any variances or any special considerations done to change the zoning of the property,

which is phenomenal.

I also don't need to put in any extra things like fire suppression, although I will say that

it's pretty good for you to have fire suppression in there because, you know, you're going to have

six unrelated people living in a house and just what happens if somebody leaves a candle going, right?

And so having fire suppression and proper insurance is really important.

Now, if you do not have adequate insurance, you should reach out to me because there is a specific product my sister and I have had created specifically for co-living so that when or if something happens in one of your properties and you need to file an

insurance claim, you won't get beat up by the insurance company because of a different use.
