I absolutely hate third party management.

They are not your friend.

They are there to make sure that heads are in beds.

They make sure that they get paid first,

but they can give a rat's ass about what expenses they took to put that head into a

bed. They almost are incentivized or they have an alignment of interest to have

not renewals but moveouts and then new leaseups right? Yeah because they use

their vendors.

There are kickbacks with those vendors.

They come in the form of tickets to a game.

They come in the form of actual rebates

back to the property management company.

There's a lot of hidden ways. The third party management will also pass along their internal overhead. I went through three different maintenance

regionals, you know, elite maintenance regionals. We went through three controllers. We went through a variety of just like,

what the fuck? If you're so big, why do you have this turnover? Why can't you keep people employed?

You're paying through the fucking nose. I'm paying through the nose. So what I saw was a

monster increase in my expenses and this is a lesson for everybody out there.

You know, don't think that they know more than you. And here's how I'm

going to tell you that. If you can'm going to tell you that if you can

go and have the wherewithal to get to that points why do you think they're smarter than

you're the one that put millions of dollars on the line. You're the one that raise all the equity.

You're the one that put it all together, but you're going to give your future to somebody else's hands,
