Hey, Audrey, you know, I always get excited when you take trips. Not just, not because I'm out of the office. You're out of the office. I finally get to do whatever I want to do. No, I get excited because we're, I'm so tired of you sleeping at your desk. I try not to, but it's hard. You know, what can I say? So I can sleep more when you're when you're gone. But what I like it when you leave is because you come back and you bring perspective.

You're visiting cities all around the world. Right. And sometimes some are near, some are far. And recently you just came back from Portland. Oregon. Yeah. Oregon. Oregon. Oregon. Oregon. Well, not Oregon. That'd be like a liver or something like that. But anyhow love it because you are so like focused on cities that we're kind of competing with and just cities that are doing well and you put your laser focus on what they're doing and not doing. I know. I'm sort of boring when I go on vacation if I hang out with any people that don't understand that I really care about like what's the urban core? What's happening here? What's the data look like? What's the diversity

look like? And my friends look at me and like, wow, you're boring. So I was really pumped

to see what your perspective was on Portland because my only perspective is watching many,

many episodes of Portlandia, which I love. Well, there's pockets of that that's actually

pretty accurate.

Okay.

But we don't need to talk about the persona piece of Portland because no one wants to be broad-brushed.

And, you know, there's all kinds of people everywhere.

So I've been to Portland many times.

But this particular trip, and maybe it's just because of the work that we're doing right now in terms of talent.

Right.

Looking at the population, knowing the census data is going to come out soon.

We've had a couple of years where we continue to remain shrinking.

Do you have like a whole weekend set aside from that comes out?

So you can do a complete Audrey Russo nerd out on the census data. So I nerded out, actually.

So, you know, obviously you have to take off the table that Portland is a city where marijuana is legal.

And it's, you know, recreational marijuana is at every sort of almost at every corner.

Yeah.

It doesn't seem like there's people who are walking around that are, you know, any kind of zombie-like or, you know, non-productive or

driving erratically or anything like that. You know, I mean, really, I worry about people that

are getting all these edibles. And it's like, wow, you're driving, but that's a whole other.
