My name is Rich Summers. I own and operate six boutique hotels and control $85 million of real

estate. And so the first thing I'll say is this, boutique hotels are zone commercial, not

residential. So unlike investing into a single-family

Airbnb, your boutique hotel is protected from the regulatory changes that could happen. So we saw

what happened in New York City. We saw what happened in San Francisco, Los Angeles. I live in San Diego

where they slash the Airbnb supply from 17,000 Airbnb listings to 5,500. And so by you

investing into a hotel, you have the hotel zoning, which actually protects you from the change

of regulation. As a matter of fact, it's actually going to bring more demand to your property

if the regulations were to change. Next up, it's easier to scale a boutique hotel because unlike investing into five

or maybe let's say eight single family Airbnbs, you know, that's going to be eight different

sets of property taxes. It's going to be eight different sets of mortgages, eight different sets

of utilities that you got to manage and eight sets of different guests checking in, checking out.
