So first let's just start with an overview of what the housing market is right now. The housing market is

in a deep freeze. It's been this way since interest rates first went up in 2023, and people

are just having a hard time affording a home at these high prices and high

mortgage rates. At the same time, home sellers aren't all that eager to sell or to lower their

prices because they still have really low mortgage payments that they were able to lock in during
