0:22.2	Listen, we have some news here for real estate and some acquisition news.
0:26.3	We're going to get to.
0:27.1	But first, let's talk about Snowflake, because this is an $80 billion company, and it's up
0:32.7	a whopping 37% today.
0:35.3	This is, of course, the data management and analytics software company. And this was the
0:40.6	hot thing when it first went public. And it is down about 50% from its all-time high. Way back in
0:46.8	2021, this company was known for incredible growth rates, but the growth rate was just steadily
0:53.0	declining. But here in this
0:55.3	quarter, revenue all of a sudden jumped to 33% growth and management raised its guidance
1:01.4	for the year. And so all of a sudden we see a little bit of, wow, growth is maybe picking
1:07.5	back up again for Snowflake. And what is interesting here is that the analysts were really curious, what is driving
1:14.3	this surprise growth?
1:16.6	And Snowflakes Management crediting a new product that it launched during the quarter
1:20.9	called Cortex Code or Coco.
1:24.4	And that is what is really accelerating things here. So, Travis, I just want to throw it to you.
