this office but the majority of this office the most people in this office are

working on doing real estate deals every single day.

We're not in this business pretending

that we know what to do.

This is what we do every single day,

and that's why our education is so cutting edge

because it's learned literally on the ground and we get to push it out immediately.

So some really cool stuff, the market's evolving.

We're loving the way things are going, different trends coming.

But I was just in Matt's office talking about some great

deals we got in the last 10 days some really killer deals in areas where people said

hey there's no good deals left and one of the things I thought would be really

powerful and I'm gonna let Matt cover it is negotiating and getting deals cheaper than what you think you can.

So many people I talked to about you two when you used to be out on the road training my students, right? Matt helped forge the whole in-house mentor.
