I want to explain to you how to operate within the new agency rules when you're working

Now, if you're like me and I'm an investor, and my interactions with agents are on the

Like I'm farming for leads.

I want to buy distressed real estate.

And I go to agents often to do that. I either go directly to listed properties and I want to buy distressed real estate, and I go to agents often to do that.

and flip or maybe even wholesale, or I'm working those relationships so that they'll bring

confusion around this. I get a lot of questions around this, especially with how I work with agents where I don't

usually use a buyer's agent. I go directly to a listing agent and do what I coined the double

dip strategy, which is let that listing agent also represent me as a buyer's agent. So they're doing

what's called dual agency. Okay. Now, in some states, they don't allow

dual agency because it's a conflict of interest. An agent can't represent the seller and the buyer
