I'm going to show you how to go straight to a million dollars in a 12-month window only doing 13 deals.

The first thing that we want to look at in order to do 13 deals and make a million dollars is the ARV.

Now, ARV is the after repair value.

This is the price that we're going to sell the home for once we fix it up.

Now, ARV, we want to be at

513,000. Now what's great about this is we're not doing low end flips where we

have to do a lot of volume and we're not doing luxury flips. 500,000 is right in the

middle of the road. There's plenty of inventory, plenty of opportunity. Doing a

$500,000 flip is not that complicated. The rehab needs to be no more than $75,000. Now, the reason

you want to be at about $75,000 is because that's going to give you enough budget to go in and

completely update the house.

Now, I'm not talking move walls. I'm not talking about foundation problems. I'm not talking about

heavy gut type rehab. 75,000 on a $500,000 house should allow you to do kitchens,

counters, baths, flooring, paint, all the things that you need to do to really bring up the value of a property.

And it's very easy to manage a $75,000 rehab.
