And yes, I'm sweating like crazy because the air conditioning, my mini split, went out in my gazebo office and the work must go on. Okay, so if you take a look right now, I'm using red fin's exercise. You can do this on Zillow and my property that I have under contract that I'm looking to wholesale is in this neighborhood. And what I'm going to do now is I'm going to go over to my filters. and on my filters, I just put house. I put sold in the last six months,

and I put a range of 1,200 to 1,800 square feet. Mine's 14 something, 100. So I'm right in the middle there. That's it. And then I look here and then what I like to do is I like to go price per square foot and I like to go highest to lowest. And then these are typically going to be ARV comps,

right? So then what I'll do is I'll just start going through some of these and I'm going to

eventually get to one like this one. So let's open this up and you can see here that this is a remodel.

In fact, this is built in 1904. It looks like new construction. This is a rehab.

What I would do, I actually did not call this one yet. I will. But you can look right here,

listed by David Klaus. And that was the listing agent who represented the flipper. And I look down

right here in my history, it might show me what they bought it for.

So they had 160.

This would be a great one for me to call because I'm trying to sell mine for 145.

They paid 160 in April.

They listed it for 325 and went over list for 349.

So these guys killed it.

So I'm definitely going to be calling this one.

But going back to my map here, you know, that's over here. Right here is that comp and I'm up in

this neighborhood. So I would call this agent and I would say, hey, I got a property in the

neighborhood. Are you interested in taking a look at it? Want to know if your investors interested
