According to a release from the U.S. Department of the Treasury and the IRS, new guidance

has been issued to states on how to nominate areas for designation as qualified opportunity

zones under the one big, beautiful bill.

This matters for real estate investors, a lot.

Opportunity zones are economically distressed areas where investors can receive big tax advantages for deploying capital.

And under this new legislation, those tax incentives are now permanent.

And that's a big shift.

In the past, Opportunity Zones had a limited timeline.

Now investors and developers have long-term certainty. That makes it easier to plan for

large projects, raise capital, and commit to deals in these areas. The first round of new

designations will take effect on January 1st of 27. After that, new zones will be selected every 10

There are more than 25,000 eligible low-income census tracks across the country, and over 8,000

of those are entirely in rural areas.

The new law puts extra emphasis and additional tax benefits on rural opportunity zones.
