they're trying to get to 2% which again won't happen this year most likely especially if they cut rates inflation is going to shoot back up right so the biggest thing that I'm telling clients is you know yeah the rates are higher right, but if you're going to buy something, buy something right now, hold on to it.

If rates come down, price are going to go up because there is still a lack of inventory across most markets.

So this is a good time to be able to buy and capture that

equity as soon as rates do come down because you're always going to have the

opportunity to refinance. You're not going to be able to have the opportunity to

buy deals at potentially better deals than most people are going to get because right now you're only competing against people that have money.

greatest with interest-right environment predictions what are you hearing on

your end with the Federal Reserve I know going into 2024 there was a lot of talks about doing several rate cuts this year and then the news kind of got pushed to the end of the year.

Oh we're going to see them at the end of the year, but what's the latest from regards to to Ray cuts?

I mean today obviously Powell kind of spoke and it hasn't really moved that much,

but everything's kind of in that rectangle that I don't know if everyone that was on the last call.
