on the podcast the number of expires that are popping up in all the markets around the country. Yes, tons of them, far more than most agents realize. Well,

that's what happened. A lot of you were smart and you took initiative and you went to your

MLSs and you searched to see how many expired listings you had in your marketplaces.

And in some cases, it was hundreds. I had someone from L report it was like 3,000 or something. So an

expired listing in case you don't know, real estate 101 is when essentially the first listing

agent or the previous listing agent failed to sell the house. You know, maybe it's over 90 days,

maybe it's over 180 days. Whatever the listing term is, the contract is up. That means that is a

seller for you. And a lot of you were thinking, well, it's a hot seller's market. Everything
