myself as a serial entrepreneur. I've been involved with small businesses and launching various business ventures over the years. And now I've focused primarily on real estate, real estate investing, but an eclectic mix of other investments, including e-commerce, Broadway productions, Broadway musicals, co-producing about 12 or 13 right now, run a small

investment fund, a few masterminds, large educational masterminds. So I'm involved in

everything. But the thing I've pretty much been involved in the longest, Kirk, and kind of what

I've been known for, really launching and pushing hard the whole turnkey investment real estate product and space,

you know, one to four unit properties. I started out about, oh man, what was it?

2004, so 20 years ago, a little over 20 years ago. It's been a successful business and we

continue to sell hundreds and hundreds of properties every year to investors by providing

them that complete turnkey investment experience. But anyway, I'm trying to answer your question

in a very short period of time. There's just a lot there. I think there's a lot of depth.

So you came on before to talk about passive real estate investing and turnkey real estate investing.

Let's start out just kind of talking about part of the reason I want to bring you back in the show is we took a little hiatus on the show from talking about real estate for a while because real estate rates, interest rates went up and it got a lot more expensive.
