And we're here with Jay Parsons.

And I'm really excited about this because Jay is the deputy chief economist.

Now, that's a big title, Jay, for Real Page.

But what's most important for you guys to know is that Real Page does analysis on 19 million.

That's 19 million worldwide units.

About 12 to 13 million are based in the U.S.

And he is frequently talking on a number of stages about rental housing, single family

housing, HOA's, asset management, property management, risk management, all over the place.

He's been in the Wall Street Journal and Bloomberg, CNBC, the Pension Real Estate Association, Mortgage Bankers Association, National

Department Association, and American Banker and Globe Street, which hopefully you guys all know

about. But the point is, this guy really knows his stuff. Jay, welcome back. Thank you, Ken.

I don't know if I could live up to that intro but i'll do best well it is pretty

cool to have you on because i think you know what everybody wants to know for next year is kind of what's

happening where is it all heading and so i was excited that uh you're going to take the time for us and

for our for our viewers today to be able to you know go into some of these stats
