Mike is real estate investor, mentor and entrepreneur who has purchased and renovated hundreds of houses from when he started in 2008. 0:39.1	what we call distressed properties.
0:41.1	And sometimes these are also distressed sellers.
0:43.4	It's not always that the property is ugly.
0:45.6	It could be that there's a situation where you have a distressed seller, there's some sort of life
0:50.7	event or situation going on, and they just can't afford to keep their house and they have to sell it.
0:56.4	You may be able to find a good deal like that where you pick it up and get a really good price.
1:01.2	And now all you have to do is some cosmetic work and you can keep that house
1:05.0	or you can flip that house or you can flip the contract something known as wholesaling.
1:09.5	But I'll have Mike talk more about that and I just wanted to expose you guys to the other side of the real estate investing spectrum.
