There's three of us run a small niche house builder, if you like.

Ian is obviously a co-director and we've got a third partner as well and I think we had a quick

conversation about why houses cost what they cost and why do they take so long to

deliver and we thought it might make some good material so we're here to and and you called in uh...

uh... uh... uh... eon who is dealing with this on a daily basis so

uh... lawlish is is it lawlish lawish is actually a combination of our

surnames if you look at it so okay and not that we came up with a name I think it's

actually Ian's wife came up with a name okay we spent a few hours trying to work out the name I think it was actually Ian's wife came up with a name. Okay. We spent a few hours trying to work out the name and yeah then his wife came up with the answer.

So you're you're not a big time developer. You're not pumping out thousands?

We're not, no, we're what you would call an SME builder so anywhere between one and 500 units and you'll realize the relevance of that when we come to talk about what we're going to talk about but yeah we

We both have had city careers and then post great financial crisis in 2010 I think it was

Ian we started this and I think we've learned a lot along the way.

We build sites of around anywhere between sort of three and ten houses.

Each individual site being about three to ten houses.

Yeah, three to ten houses.

Mostly on brownfield sites, to be perfectly honest,
