A lot of them are super timely.

And by the way, these are very, very educated, great questions.

So I got a great question on what are your thoughts on rent control and should investors

be worried?

The answer is yes.

But there's a couple things that I want you understand about rent control.

You know, just take a look at is rent control, Google, has rent control been successful in New York

of California?

And I think the overwhelming majority is no.

You know, you look at rent control apartments and they're um being passed down from generation

generation and um and so the purpose of rent control i i think um it's interesting because we

definitely need assistance there are definitely people that need assistance,

and there's affordability issues all over the place,

but I personally don't think rent control is a good idea.

So Oregon just passed a rent control law recent. So I'm going to ask a question back. If you're
