For a few more hours. It's Sunday. That's right, for a few more hours. And Julie and I are back at one of our usual little podcasting spots by the beach. So every time we do one of these Sunday shows, we always want to give everyone a warning in case this is the first one of our shows that they're listening to this is not our normal format we're normally much more organized and prepared

and probably caffeinated i think we don't have diet coke today nope so if you hear any children or

birds or wind or just whatever else happens around us such such as the way. It's live.

Julie, I've been getting a lot of fun emails from people.

Mostly, just frankly, people have been very grateful and thankful that we told them what we

did when we did.

You know, you and I have basically been knowing that there was going to be some sort of housing

crash.

And so for over two years, two and a half years, we've been talking about it and preparing

agents for it and, you know, the whole thing, doing live presentations.

And it's funny on YouTube, there's a video.

I don't remember where we were someplace, talking about essentially the cycles of a housing

crash and recovery and the whole thing.

And we were talking about this like when everyone, when no one wanted to hear it.

And it was so funny.

I think it was the Hawaii event.

It may have been Hawaii.

It may have been Austin.
