Three, two, one, and we're back, or rather I should say, I am back.

I'm doing a solo show today.

Miss Julie had conflicting Zooms, believe it or not, since we've, since this time change

happened, I don't know if you guys are aware of this, no reason you would be, but because we live in

the Caribbean, we are actually, there's a four-hour difference between where we live in Atlantic

Standard Time versus Pacific Time. So we have been having an interesting

week trying to get people to, you know, essentially change their schedules. But in any event,

we are going to have all that fixed next week. In the meantime, you guys are stuck with me today,

but I think you're going to be really glad that it just the two of us on this podcast because

I get to really drill down on one of my favorite topics.

Now I'm going to set you guys up with how I came about this as an appropriate topic for

probably today and maybe tomorrow when Julie's back on the show. I had a meeting with a broker.

And the broker was not with EXP. It was an independent broker with about 75 agents.
