Let's talk about probates. What are probates for those who don't know?

So a probate is a situation where, let's say, my mother or father passed away.

They didn't have a will. They didn't have a trust. They didn't do the right things before they passed away.

And when you do that, you then have to run it through a court process, which is pretty painful, to allow me and my sister in this situation

to have the ability to have the property in our name. So there's a lot of people in that

situation that's like, look, my parents passed away and I don't have the money for probate.

I don't even know what to do. I have no idea what attorney to contact. And then

many times they'll reach out to an attorney and they'll be like, oh, 20 or 30 grand or something to do

this probate. If you have a good attorney, it's two or three grand. So immediately they're like,

I don't have the money. I can't do it. So oftentimes these properties are are vacant,

sitting there abandoned for long periods of time.

So it gives opportunities to us as investors to come in, solve a very difficult problem

that perhaps these heirs have given up on and get some money in their pocket with a house

that they're already detached from.

Right.

And with that,

you know, the process basically just awards them the home. Because the court just decides,

yeah, you are the heirs. It should go to you and gives, I guess, other errors time to object,

if any or something. There's a lot of nuance to it.
