This is Terry O'Media. Hey Matt here at Epic Real Estate and today I want to share with you a motivated

0:16.2

seller script for presenting an offer and actually then getting the offer

0:20.0

accepted right what point is it in presenting an offer and having a great

0:24.2

script if it doesn't actually end up as a signed contract? So I want to make sure

0:27.2

that you have that today. One thing I want to say about scripts, I'm not a real big proponent of scripts just because you

0:37.0

know your script forwards and backwards you can know it inside and out but a lot of

0:40.8

times where the person that you're talking to in this case the motivated

0:43.3

seller they don't always know their script so I like to work more in

0:46.8

frameworks of a conversation of which we've discussed here many times before

0:50.0

on the on this channel but what when it comes to presenting offer I think you do need

0:56.5

some particular words you got to be really careful with the actual words that

0:59.7

you use because you want to make sure that your words are going to do two things.

1:03.0

One, it's going to present you as the good cop, so to speak, in this relationship,

1:08.0

where you are there as a problem solver to help this motivated seller out of their situation out of their problem.

1:15.2

You know you're going in for this exchange of I'll give you peace of mind if you give me equity and so that's

1:19.7

that's the fair trade there. Okay so so you want to make sure that one,

1:23.1

you show up as the good cop, you're aligned with a seller,

1:25.9

and you either help them solve their problem.

1:29.6

The second thing you want to do is you want to make sure that you can make this the

1:35.8

seller's idea because if the seller comes up with the price and terms then they

1:41.0

are going to they're more inclined to accept your offer right if it's their idea so we want to position the wording so it's it's their idea and I'm going to show you how to do that in just a second

1:49.7

And then the third thing is I said two, I think there's an actual third thing.
