Of course. Good morning. So here, what we're going to do right now is talk a little bit about mortgages. We're going to talk about interest rates. We're going to talk about stuff. Don and I get these questions all the time, refinancing, etc. But to start things out, and this to me should be common knowledge, but it's not with people. Most people think, oh, I want to buy a house, I'm going to go to the bank, and then many go to the bank and like that was disappointing.

I didn't qualify for anything at the bank.
