For most of us, buying a property is the biggest purchase we'll ever make.

But increasing borrowing costs, fewer deals on the market and stubbornly high inflation.

I mean getting on the housing ladder or moving up it is for many making it harder than ever before.

A Halifax survey suggesting house prices are down 1% compared to a year ago, the first such drop in more than a decade.

This was Julianne Haines,

chief executive of the Principality Building Society, which has half a million customers,

explaining earlier this week about why her firm, like many others, is pulling mortgage deals.

The markets now believe that the Bank of England will start to increase rates further over the next few months

and indeed the markets expect that there will be at least another 0.5% passed on to Bank of England

based rate. I'm joined today by two experts in this field who will be able to answer your questions

and guide us through what all this means for you and, of course, for your money.
