It has quickly become tea weather, but that's okay. Yeah, I got my tea here, you got your tea. Yeah, we had a frost warning and so here's a reminder folks. Insulate your pipes and oil a circulator pump for the heat.

That's well I've had issues with both. Yes I know I know you have I yeah it's not
