Summary

If you think you need experience, deals, or wealthy connections to raise capital… think again. In this episode, Michael Blank walks through exactly how first-time investors are raising $500K to $1M in 60 days—even without a track record. You’ll learn how to shift your mindset, start conversations without being salesy, and build unstoppable momentum using the relationships you already have. This is the roadmap for raising money as a beginner.

Key Takeaways

Why You Don’t Need Experience to Raise Capital

  • Stock market investors are actively looking for alternatives—you just don’t know it yet.
  • You’re providing value by giving them access to real estate they can’t buy on their own.
  • It’s not about your experience—it’s about your ability to build trust and communicate.

How to Find People With Money (Hint: You Already Know Them)

  • Start with your existing social circles—friends, coworkers, clubs, sports, and church.
  • Use referrals to expand your network without ever running out of leads.
  • Tap your old contacts with a simple, authentic re-engagement email.

What to Say (and NOT Say) to Potential Investors

  • Don’t “pitch” people—just have intentional conversations about investing.
  • Use curiosity to guide the discussion naturally toward real estate.
  • Frame yourself as someone offering value, not asking for a favor.

Why One-on-One Works Better Than Social Media (at First)

  • Most beginners fail online because they don’t know what their investor wants yet.
  • You’ll build confidence, language, and momentum faster through real conversations.
  • $1M+ raises are happening every day without a single post on social.

What to Do If You’re Not a Natural Capital Raiser

  • Deal finders and capital raisers need each other—build partnerships to fill the gaps.
  • Learn the fundamentals, then specialize based on your strengths.
  • Being in the right community makes these partnerships effortless.

The Simple System That Helps Beginners Raise $500K–$1M Fast

  • Our students go from zero experience to full commitments in under 60 days.
  • The key is shifting your mindset and mastering a few proven scripts.
  • You don’t need everyone to say yes—you just need to start.

Hey, deal records, welcome to the show where it's all about financial freedom with real estate. Let's do this.

0:08.8

All right, in today's episode, I'm going to talk about raising capital. And I'm going to show you how to raise capital really for anything, but multifamily specifically, even if you don't have a track record or tons of real estate experience.

0:19.1

And most investors think that they can't raise money because, well, they've never done it before and they don't know how to do it and they don't, they think that no one's going to invest with them anyway, or they don't know people with money, or they don't want to beg people for money or they're afraid to lose the money of their friends and family. And then they're not sure if they do do it,

0:37.6

they can raise enough money and close on a deal. So if you've been wondering some of these things

0:42.7

on actually how to raise money, this episode is going to be for you. So let's do this.

0:50.5

When I talk about that apartments are the best way to find it for freedom, people typically agree.

0:54.9

But then at the same time, they're like, wait a second, wait a second, but what about the money, right?

1:00.1

And it really comes from this idea that you need to have their own money or you need to come up with

1:06.4

somehow. And it really comes to this singlefamily house investing mindset that simply doesn't transfer

1:11.7

to commercial real estate or multifamily generally.

1:14.0

You have to develop a different kinds of mindset.

1:16.3

And one of those mindset is to raise is to use other people's money.

1:20.1

The other part of the scaling mindset is to actually build a team around you, right?

1:23.9

In other words, it's part of this general who not how philosophy, instead of asking

1:28.1

a bunch of how questions, how can I raise money, how can I find deals, how can I do this, how do I do

1:33.1

that, start asking who questions. And that starts building a team around you so you don't actually

1:39.1

have to know everything yourself. You don't have to do everything yourself. You don't need to have

1:43.6

all the resources you need for yourself. Now typically that works to do everything yourself. You don't need to have all the resources

1:44.3

you need for yourself. Now, typically that works very well for rentals or flipping houses,

1:49.5

things of that nature. And so you don't really need those things. And then a lot of people try to

1:53.1

take what has worked in a single family house investing space. And then they're surprised that

1:57.4

they struggle when they get the multifamily. On the other hand, if you understand these
