0:25.2	region. Kansas City is a large, prosperous, self-sufficient, and culturally rich city located right along the Missouri River.
0:36.0	It is the largest city in the state of Missouri, famous for its distinct barbecue cuisine,
0:42.0	jazz heritage, and it's nicknamed the City of Fountains.
0:46.3	For obvious reasons, they have hundreds, if not thousands of fountains throughout the city.
0:52.1	Kansas City has seen a continuous rise in its employment over the last few years,
0:58.0	a trend that directly impacts the local real estate market.
1:02.0	And the market is still in a wealth phase where the inflation adjusted rate of
1:06.2	appreciation is greater than zero. In the past year real estate is appreciated
1:11.6	about 3.5%.
1:14.0	And the latest real estate market forecast is that home prices will continue to increase
1:19.0	somewhere roughly by about 3.9% over the next 12 months according to the latest real estate data
1:25.5	coming out from Zillow as demand continues to exceed the supply. The Kansas City
1:31.8	real estate market is hot and in many ways it's the envy of many people on both coasts.
1:37.0	It is also one of the hottest real estate markets for affordable rental real estate investments.
