0:18.3	You know, Birmingham has been one of those perennial markets
0:22.4	where property values have just been low relative to all
0:26.1	the other markets that we're in but it's been a consistent perennial cash flow market for us.
0:31.2	But property prices are still at historic low levels there, and relative to the
0:35.4	rents you can get, it makes it a very attractive market.
0:38.6	So it's an affordable city, it's in the south, there's a lot of people move into the south as many of our listeners know.
0:44.8	And it is also one of those great important business centers that resides in the southeast U.S.
0:50.8	So we actually have been in Birmingham for many years and we move a lot of product there.
0:55.3	We have very happy clients because of the cash flow and the opportunities that it provides us.
