Hey, Mark. I'm good, thanks.

And I love that introduction you give me. It almost makes

me sound important. I love it. Well, you are here in New York. Hey, explain this to me. I was walking

by Hudson Yards yesterday. It's so beautiful, the buildings, Hudson Yards. Is this place actually

a successor, isn't it? I can't tell. Hudson Yards. Well, you know, there's two Hudson Yards. There's the Hudson Yards that I think you're

talking about, which is the big development on top of the rail yard that was put up by related

companies. And then there's the Hudson Yards area around it. And then a lot of people confuse them.

But assuming that you're talking about, you know, the main Hudson Yards, it's a spectacular success.

And what a lot of people don't get about Hudson Yards is that it's mainly an office complex.

Yeah, I mean, it's the stores and the restaurants get all the ink and all the

attention because, you know, they're sexy. And you remember that Neiman Marcus was there for a while,

died because of the pandemic and they were cutting back. Their company was closing. So there's all

this attention to, oh my God, you know, the shopping mall, which they call

the collection or something, it's in trouble, which is totally false. So all that space has been sold

to Wells Fargo and it's doing very well. But mainly the office buildings. There are four office

towers there. And they are all, all you see some of them are are

leased to tenants the way most office space is but some of them are actually some
