Steve Kuzzo, how you doing? Hey, Mark. Great. Thank you. So let's start with real estate.

Office buildings look pretty busy right now. What's the deal? Our office is coming back?

Yeah, they're coming back. I mean, it's not all office buildings.

You know, unfortunately, the city is saddled with a whole bunch of what they call class

C buildings and class B minus buildings of these rotten old buildings that nobody wants to be in,

which by and large, most of their tenants are the kinds of tenants that don't

really need to be in the office as much you know creative small web designers that sort of thing

and so they have the effect of kind of pulling the whole market down but the market overall is much

healthier than a lot of people think and uh to the extent that um uh this fellow at columbia

uh professor van newenberg and i apologize right right there right there right there

right there professor von newvenberg it sounds like he's in a three

stooges film no come on don't make fun of people's names okay he's in new yorker he lives here

uh he's not some you know remote academic living in you know luxembourg or something uh but he put

out this survey i mean back in the end of 2022, he and a couple of colleagues

put out this doom loop scenario.
