So I mean, I could not be more happy for a multitude of reasons.

And the number one is that we got to hang together.

And we also got to speak with Marcus Friedman today.

And that was a lot of fun.

And a lot of topics were touched on, no doubt about that in the amount of time that we were allowed to be there.

And of course, we went right up to the wire of how long we were allowed to be there. And of course, we went right up to

over and we're going to highlight some of the topics that we thought were the most interesting and kind of break those down just a little bit. And, uh, and then we're going to
