Now you're on mine, so you kind of set your game up really fast. I was starting at the low level. Yeah, yeah, yeah. Have an extension. Yeah, that was a warm up and now you're on the big friend show. So for people who don't know who you are, can you give us your quick backstory?

Yeah. So my name is Cory't know who you are, can you give us your quick backstory? Yeah. So my

name's Cory Boatwright. I have been a real estate investor for, you know, over 15 plus years,

started buying real estate when I was 21 years old. I'm 48 now. So I kind of just aged myself.

You know, I've done every kind of transaction you probably think of.

I've done bird dogging when I first started out.

Someone, you know, I would go around looking at houses in Oklahoma at 100 degree weather,

knocking on doors and like that were like, you know, high grass and broken windows and bad roofs.

And I'd just give that over to an investor and And he would pay me like $3,500 for every one of those leads. Damn. If he closed on him. And if he, if he didn't close them, I'd still get like $10 or $20 for whatever it was. And then I realized that he wasn't actually buying him. He was wholesaling him. So now I want to learn how to wholesale. So I learned how to wholesale. I started doing that game. And then I realized the wholesalers were selling

a fix and flippers. So then I started a fix and flip business. I had my general contractor and I

get into a argument one time over having some of the subs getting hammered at one of the house getting

drunk. And so I confronted him about. He pulled a gun on me and put it to my head.
