Hey, I'm happy to be here. This is exciting. So let's go back. So you have done it all. You've done developing. You've looked at land. You've looked at

flipping. You've done wholesaling. Like, got apartments. Got apartments. You've got, you are the true,

like, real estate investor. Absolutely. Right? Here's my favorite thing, though. Yeah. wholesale.

Wholesale. I love it. Okay. Yeah. So let's talk about this, right? So, 2015 for me was like a pivotal year in my business, right? I'm working on a ton of development deals. I'm doing, you know, new construction. I'm doing large-scale historical rehabs, and I'm stressed every day, right? I feel like I'm running the lows. I've got project managers on staff. I've got superintendent. and I'm just thinking of myself every day. I feel like I'm running the lows. I've got project managers on staff.

I've got superintendent and I'm just thinking myself every day like this wasn't the real estate

that I really dreamed of. Yeah. I dreamed of the freedom. Yeah. I dream of the ability to do the

things that I wanted to do on a daily basis. And now, you know, I've been in business at that point

for about five years, right? And so at my mind, I'm like, man, like I've been in business at that point for about five years, right?

And so in my mind, I'm like, man, like I've kind of blown this thing up and that's awesome, but I haven't managed it to be what I wanted to look like. Yeah. Right? So I haven't created that freedom inside of that space. And so I got to a point of being a little burnt out, right? Of course. You're dealing with contractors and city planning departments and zoning hearings and all these different things.

And I'm sitting in the office. I'm running into cash flow issues, right? My burn rate at the time is over $200,000 a month. A lot of money. Over $2 million a year. A lot of money. Going in, going out, going in. I mean, just going out. That's just going out yeah and so I'm looking at things and
