Hi.

So we're going to talk about market cycles.

I know, like, you're really well known for, you know,

predicting and understanding real estate cycles.

So where do you think we are in the market cycle?

That is the multimillion dollar question. Yeah, I know. It's so important to understand, in my opinion, a couple of

things that I don't think you learn in economics these days. Supply and demand, of course,

is always important, but what's affecting supply and demand? And it seems like these days,

much of that is out of our control. It has so much to do with what the government wants to do,

and whether the government is stimulating the economy or not. And that, as we know, has so much to do

with rates. And if the Federal Reserve is going to raise rates or lower rates,

most people have no idea what that even means. But it's in the news a lot these days. It is.
