I'm good. How is it in Austin these days? It's like California, right? A little bit.

We get that a lot. We get that a lot. It's actually, we've seen some pretty interesting changes on the

horizon. So I try to influence people into thinking that, you know, if we can make

these changes happen here in Austin, then they can happen elsewhere in the country. So just saying,

yeah, I think, I think we're going to end up talking about that here in a couple of minutes.
